There are 2 types of real estate titles for foreigners in Thailand: Leasehold and Freehold.
Leasehold is a long-term lease, usually for 90 years. In the legislation it is spelled out as 30 + 30 + 30. It means that every 30 years, the property owner can extend the contract for the next 30 years. Typically, an extension costs 1.1% of the price you paid for property.
Such form of real estate titles is unusual for many people, but actually there is not much difference from the full ownership of Freehold. You can also sell, inherit or enfeoff your property without any restrictions.

If you plan to use the property for your own residence, the costs will be approximately:
for an apartment - $ 100-200 per month,
for a villa - $ 400-1000 per month.

For example, if the property value is $ 150,000, it counts as ($ 150,000 / 30) * 12.5% = $ 625 per year.
